- Multifamily portfolio47 buildings across Maryland and DC
Common-area tariff misclassification across 19 buildings, recovered in 90 days.
Initial audit of common-area meters surfaced general-service tariff classification on 19 buildings that had grown past the threshold into demand-metered territory. Each was overpaying by single-digit percentages per bill. The portfolio-wide reclassification produced a documented annualized savings of $186,400, plus a one-time back-credit recovery on the prior 12 months where the utility's own records supported the reclassification effective date.

Demand response enrollment plus power factor correction, $312K annual lift.
A healthcare campus operating around the clock had never participated in PJM demand response despite having documented load-shed capability via chiller stage management and non-clinical HVAC setback. Concurrent power factor analysis revealed a recurring reactive penalty rider that paid back installed correction equipment in 22 months. Combined annualized lift, $312K. Capital expenditure on power factor equipment, $138K. Operational disruption, zero.
- School district11 schools, 1 administrative facility
Sales tax exemption recovery plus EmPOWER lighting incentives.
District had filed sales tax exemption certificates on some accounts and not others, with no centralized tracking. Audit surfaced six accounts overpaying sales tax against the statewide nonprofit exemption framework. Concurrently, lighting retrofit eligibility for the EmPOWER program was unfiled across nine buildings, leaving rebate dollars on the table on capital projects already approved by the school board. Filed both tracks, recovered prior overpayments within statute of limitations, secured rebates on the project pipeline.
